The Planning and Zoning Commission reviews and approves permits for plot plans and building plans.  The Commission will hear, review and recommend variance requests.

ORDINANCE 0-2023-68 - EFFECTIVE JULY 1, 2023 

Meetings are held regularly on the second Tuesday of every month at 7:00 p.m. at the E.S. Williams City Center, 16930 Boot Hill Road, Stagecoach, Texas.  If there is no business on the agenda, the meeting will be cancelled.

Applications for building permits and variance requests must be submitted to the City Secretary at least five business (5) days prior to the meeting in order for the request to be considered at the meeting.  

Email submissions may not be accepted depending on the size, legibility and clarity of documents.

Applications with insufficient documentation/information will not be reviewed or may be denied by the Commission.  It can be resubmitted for the next meeting provided all documentation/information is sufficient.  

If an application requires more than two reviews, there will be a $100 fee for each additional review.  The property owner is responsible for the payment of any charges incurred due to increases in inspection costs, failed inspections, re-inspections, and any inspections performed in addition to the required inspections.

Notification of application status is five (5) businessdays.  We are closed on Fridays and holidays.

Permits and Certificates of Occupancy will not be issued until all requirements, inspections, etc., are cleared with the Planning & Zoning Commission.

Permits & Certificates will be issued in 5 business days (we are closed on Fridays and holidays) upon approval.

Note:  DPIS Engineering , LLC aka DPIS Builder Services; now known as Arcxis are the only authorized inspectors for the City.  Homeowners/builders are responsible for scheduling these services.
  
 The City will collect inspection fees prior to issuing a building permit.  Arcxis will forward a copy of the "passed" inspection and an invoice.  The City Secretary will remit payment on the homeowner's behalf.  Any other additional inspections or re-inspection fees will be collected at each hold point and upon submission of relevant inspection certificate(s) to the City Secretary.

Ordinance No. O-2023-68 requires that all new buildings, including accessory buildings, require a building permit and approval by the Planning and Zoning Commission.   Alterations requiring a building permit include any change in the foundation, slab, supporting members, roof rafters, joists, bearing walls, columns, beams, girders, or trusses.

Section 10G of Ordinance No. O-2023-68 outlines the restrictions against cutting or damaging trees.  Please review this section of Ordinance No. O-2023-68 before cutting any trees and complete and turn in a Declaration of Compliance to the City.

New construction is subject to the City's Flood Damage Prevention Ordinance, O-2018-258.

 The areas of special flood hazard are identified by the Federal Emergency Management Agency in the current scientific and engineering report entitled, "The Flood Insurance Study (FIS) for Montgomery County, Texas and Incorporated Areas" dated August 18, 2014, (Flood Insurance Study Number 48339C001A) with accompanying Flood Insurance Rate Maps (FIRM) dated August 18, 2014 (Map Numbers 48339CIND0A and 48339C0490G), and any revisions thereto.

A copy of the Flood Insurance Rate Map may be viewed at the City Center.
