What is the City's property tax rate?

The City’s property tax rate for 2023 is $0.3912 per $100.00 of assessed value. These taxes are collected by Tammy J. McRae, Montgomery County Tax Assessor/Collector, through an inter-local agreement.

What is the City's sales tax rate?

The sales and use tax rate for the City is 8.25%. The State of Texas receives 6.25, Montgomery County ESD 10 receives 1%, and the City receives 1% of this tax.

What is the City's fiscal year?

The City's fiscal year runs from October 1 through September 30. A public hearing is held each August prior to the budget approval of City Council.

How do I know if a permit is required?

A building permit is required for the construction, expansion or alteration of any building, including all accessory buildings and structures such as carports, gazebos and canopies. The permit requirements are outlined in Ordinance 68, a copy of which is available on this website under Planning and Zoning.

What is the fee for a building permit?

Fees vary depending on the type building project. i.e., new residence, expansion of an existing residence or an accessory building. Accessory building permit fees are determined by the size of the accessory building. A complete list of building permit fees are on Appendix B to Ordinance 68.

How long does it take to get a permit?

Plans must be reviewed by the Planning and Zoning Commission before a permit is issued. Plans must be submitted to the City Secretary at least five days before the meeting in order to be included on the agenda. The Planning and Zoning Commission meets every second Tuesday of the month at 7:00 p.m. at the City Center.

Are there zoning restrictions?

The City of Stagecoach is zoned as a residential community in its entirety.   No lot within the City may be used for other than residential occupancy except as otherwise provided for in Ordinance 68. No building shall be constructed, erected, structurally altered, expanded, reconstructed, used, or occupied except in accordance with Ordinance 68.

Yes. Tree cutting restrictions are addressed in Section 10.G. of Ordinance 68, a copy of which is available under the Planning and Zoning section of this website.

Can I use the lakes and parks?

Both of the lakes and parks, Lake Hardin and Lake Apache, are owned by the Stagecoach Farms Civic Club. Only members of the Civic Club are allowed to use the lakes and parks and the parks are closed from dusk to dawn. Members can rent Lake Hardin Park for the day which gives you exclusive use of the park and facilities for $50.00 plus a refundable $50.00 security deposit. The Civic Club's website is www.stagecoachfarms.org.

Is there a leash law?

It is unlawful for any owner to allow a dog to be at large in the City limits. All dogs are required to be registered with the City and have up-to-day rabies vaccinations. The cost is $5.00 for the initial registration and tag.

Can I burn trash?

Burning of household garbage and domestic waste is prohibited. Also, all burning is prohibited whenever Montgomery County is under a burn ban.

Can I request a vacation watch on my house?

Yes. You can contact the City Secretary, the Stagecoach Police or submit a Vacation Watch form. A copy the form is under the Police Department section of this website.

Are fireworks allowed?

Fireworks are only banned in the City limits whenever a burn ban is in effect for Montgomery County.

Do I need to contact anyone before digging?

Yes. You should always call 811 before digging.

This federally mandated national “call before you dig” number, 811, was created to help protect companies and individuals from unintentionally hitting underground utility lines while digging.

Call the nationwide One-Call phone system at least two to three days before digging. Dial either 811 from anywhere in the United States or one of the state One-Call numbers below. Your call will be routed to the local One-Call center. Tell the operator where you are planning to dig and what type of work you will be doing. The local utilities and companies who operate underground facilities around your project will be notified about your plans to dig. In a few days, a utility or company representative will arrive at your work site and will mark the approximate location of underground lines, pipes and cables.
